Reflecting Back on 2025

Heres Whats Ahead in Real Estate for 2026

As the calendar turns and we step into 2026, I want to extend warm wishes for a happy, healthy, and prosperous New Year.

Looking back, 2025 was a solid year for real estate in the Pioneer Valley Region of Western Massachusetts. We continued to see strong interest from both local and out-of-state buyers. Home prices largely stabilized, and in some areas price reductions became more common as properties stayed on the market longer. Buyers grew more cautious and selective, taking the time to find the right home rather than feeling pressured to make quick offers. The hill towns were noticeably quieter compared to other areas of the region. 

The start of January has already brought a noticeable uptick in activity. I’m receiving more calls than I did at this time last year from homeowners considering selling. This may be an early indicator that more homes will be coming to market, something buyers have been waiting for.

If interest rates begin to decline, more buyers could re-enter the market, potentially increasing competition and leading to multiple-offer situations that may once again push prices upward.

Buyers

If you’re planning to buy, preparation is key. Be sure to have a current pre-approval from a local lender so you’re ready to act when the right property becomes available. In addition, new commission regulations now require buyers to have a signed agreement with a buyer’s agent before touring homes, so it’s important to establish that relationship early.

Massachusetts has also implemented changes to home inspection laws, which no longer allow buyers to waive inspections. This creates a more even playing field when competing for a home and provides added protection for buyers.

Sellers

If you’re considering selling, now is a great time to meet with a real estate professional to understand your home’s current value and market position. Depending on your location and property type, listing sooner rather than later may help you get ahead of the traditional spring surge in listings.

Buyers are active year-round, and homes often benefit from being listed when there is less competition. That said, not every property is best suited for the market right now, and best to wait until spring to list. A knowledgeable local agent can help you determine the ideal timing based on your goals and the unique characteristics of your property. 

Reflecting back since 1993

As I begin my 33rd year in real estate, I often reflect on how much the industry has changed. When I started, there was no internet, just MLS books, weekly broker tours, and rolls of film dropped off at the local camera shop for newspaper listings. The process was very different then.

Today, real estate is fully digital, with online exposure, instant marketing, and AI now part of the landscape. While the tools have evolved, one thing hasn’t changed: real estate is, at its core, a people business.  Meeting with people in person to discuss their real estate goals is the most important part of the process, it helps ensure they feel confident and comfortable every step of the way. through one of the biggest decisions of their lives.   

I’m truly grateful for what this business has brought into my life, not only the opportunity to help people reach their goals, but also the lasting friendships along the way. It has been an incredibly rewarding career, and I feel fortunate to have found something that has given me so much.  I am looking forward to helping helping buyers and sellers make a move in 2026.

I’d like to close by saying how excited I am that our New England Patriots are back in the playoffs! What an exciting time to be a Pats fan. Here’s hoping for an AFC Championship win and a trip to the Super Bowl! 🏈
